Here’s a summary and overview of the various steps Denise will help you through to sell your home or property:
1 – Consultation
Denise will contact and connecting with you – ideally in person, and at your property. She will consult with you about your needs: Why you are moving; when you want to close on the sale; What Is the current real estate market like, etc… She will listen and learn about your situation, your goals, and your expectations.
2 – Pricing
Pricing a home, or property, is one of the most important aspects of getting the highest return in the least amount of time. Many considerations and variables go into setting the price, including the location and condition of your home, recent nearby sales, and similar homes that are currently for sale. Together we will review the Competitive Market Analysis (CMA) that Denise can provide to determine the optimal sales price for your home.
3 – Prep Work Guidance
First impressions are very important when selling – It is important to put in the time to make sure your home is in top condition. Typically, this might include any or all of the following: painting; home repairs; window cleaning; house cleaning; flowers and yard; professional staging. There’s a lot you can do to make the property look like a million bucks.
4 – Comprehensive Marketing
Together, we will create a plan to market your home to the most potential buyers using a variety of tools, such as digital marketing, advertising, direct mail, email, open houses, etc. Using professional photography, drone photography, and home and property video tours, social media … Denise will make sure your listings stand out from the crowd. Your listing is the first chance you have to lock your buyer’s attention in, and it’s Denise’s mission to make every listing immediately captivating.

5 – Showings
Showing the home or property are a necessary part of selling. When your home is on the market it has the potential to be shown at any time, so it’s also important to maintain a reasonable level of cleanliness. During home showings, we recommend stepping-out or away from the property to give potential buyers privacy while viewing your home.
6 – Offers and Purchase and Sale Agreement
Buyers interested in purchasing your home will have their real estate agent draw up an offer which is presented to you by Denise. The offer (or Purchase and Sales Agreement) outlines the terms and conditions of the sale and specifies things such as the legal requirements, purchase price, earnest money, closing terms, contingencies, and other conditions of the purchase.
7 – Negotiation
One of Denise’s most important responsibilities is to Advocate and Negotiate on behalf of her clients. This includes negotiating on the clients’ behalf on things such as the purchase price, terms and conditions, repair costs, timelines, and contingencies in order to get the best possible selling price and Purchase and Sales Agreement terms.
8 – House or Property Inspection
Once the Purchase and Sale Agreement is signed by the buyer and seller, a home or property inspector is typically hired to examine the home’s health, safety, and major mechanical systems. If any issues arise from an inspection, the buyer may be able to renegotiate their offer. If minor issues arise from an inspection, the buyer may waive or decline to renegotiate of their offer and simply move on to closing.
9 – Escrow
Once the offer is accepted and a closing date agreed upon, escrow allows the buyer and the seller to have an outside party ensure all parts of the contract are completed, and properly documented.
10 – Closing
Prior to closing, you’ll receive a settlement statement outlining any fees or closing cost that may apply to the seller. At closing, all the paperwork is signed by the buyer and seller, both parties pay any settlement fees, and the documents are officially recorded.
